When I first started giving my Historic Core Tour with The Los Angeles Conservancy back in 1999 I would tell my tour goers to take a look at Downtown in 2005 as the city would be changing dramatically over the next few years. Now I need to change my spiel and use the year 2010 as a marker instead as by that time, if all goes as planned, Downtown should be rockin'. Not that it isn't already...just MORE rockin' than before.
On a side note, I noticed The Kor Group has a lot of irons in the fire regarding building conversions/new construction in Downtown and Hollywood. HOT, HOT, HOT they are right now. In the words of the immortal KC & The Sunshine Band, Keep It Comin' Love.

Very cool that you give walking tours with L.A. Conservancy; they're such an important organization in this city that nearly plows down icons like the Formosa Cafe.
One year, a while back, I was able to sit in the Los Angeles theater (thanks to the conservancy) and watch "Meet Me In St. Louis." Now that's a theater.
